In short

We collect what you send us through our forms, by phone, or by email, and the companies that help run this site (listed below) process the technical information needed to show you its pages and deliver your form to our office. If we make material changes to this policy, we will update this page and the date above, and for thirty days we will note at the top of this page that the policy changed.

Information you give us

This website is primarily informational. We collect the personal information you choose to give us: when you call, email, or submit the rental-analysis, contact, or showing-request form. That information may include your name, phone number, email address, a property address, which service you are considering, the home or space you want to see and what you would like to do (tour it, confirm it is available, or ask a question), and the content of your message. Each form states what is required.

Rental applications, rent payments, maintenance requests, and owner statements are handled through our management software provider, AppFolio, under its own privacy practices. When you follow a link to the resident or owner portal, you are subject to AppFolio's privacy policy.

Technical information processed to serve this site

This site is hosted on Cloudflare. Like any web host, Cloudflare processes the technical data of each visit (such as your IP address and the pages requested) to deliver pages and protect the site, acting as our service provider. When you submit a form, Cloudflare also processes the submission to deliver it to our office. We do not run analytics or advertising scripts, and we do not set advertising or tracking cookies.

Other companies that serve parts of this site

• AppFolio displays our available listings inside frames on our rentals and commercial pages, including their photos and, if you open it, a map served by Google Maps; it also provides the resident portal, owner portal, and rental applications on its own site. What happens inside that frame is governed by AppFolio's privacy policy.
• OpenStreetMap serves the map tiles on community guides and the communities hub; its servers receive the technical request for those tiles.
• Google Maps opens only if you click an external map link on a community guide, or use the map inside the listings frame; from that point you are on Google's service under Google's policy.

These parties receive the technical requests needed to serve their content. We do not give them your form submissions.

Tracking across other sites, and Do Not Track

We do not track you across other websites, we do not use cross-site advertising or analytics identifiers, and we do not sell personal information. Because we do not track visitors, this site does not respond differently to browser Do Not Track or similar signals; visitors with or without those signals are treated the same way.

That describes our own website. The listing frames connect your browser to AppFolio while you use them, and AppFolio and the providers it uses inside those frames, including Google for its map, may collect information about your activity over time and across different websites under their own privacy policies.

How we use and share what you give us

We use the information you provide to respond to you and provide the services you request; to process rental applications and manage tenancies and owner accounts; and to comply with legal, tax, and fair-housing obligations. We share it only with service providers who help us operate (such as Cloudflare for hosting and form delivery, AppFolio for property management, and tenant screening services), with property owners as needed to manage their properties, and where required by law.

Your choices

You may contact us at any time to ask what information we hold about you, to correct it, or to request deletion, subject to our legal record-keeping obligations. We honor these requests for everyone, and we will apply any additional rights California law provides you. Contact details are below.
