How it starts

1. Rental analysis

Tell us about the property. A licensed manager walks it, prices it from what our own portfolio actually leases for, and tells you what it needs and what we charge. No obligation, and if we are not the right fit we will say so.

2. Make-ready and leasing

We photograph the home, list it here and on the major rental networks, host every showing in person, and screen each adult applicant against written criteria: income, rental history, credit where permitted, and references.

3. Then, depending on your service

Full managementRent lands in your account with a monthly statement. Maintenance is coordinated by your manager, within an approval limit agreed with you in writing.

Tenant placementYou receive the signed lease and move-in file, and take it from there.

How management fees work

One management fee on collected rent and one leasing fee when we place a resident, both in writing before you sign anything. The management fee applies only to rent we actually collect.

How fast will my property lease?

That depends on the home, the season, and how it is priced, and an average would tell you very little about your property. A licensed manager walks it, prices it from what our own North Bay portfolio is leasing for rather than a national estimate, and gives you a timeline with the reasons attached. Your rental analysis includes that conversation.

Who answers when something breaks?

Residents submit requests through the portal any time of day, your manager dispatches urgent issues first, and the work shows up documented on your statement with the invoice attached.

What does the monthly statement look like?

Rent collected, any maintenance with invoices attached, our fee, and your disbursement, laid out so your tax preparer has what they need at filing time. Every statement is in the owner portal whenever you want it.
