Find your bearings
A quick look at where Petaluma sits and how it is laid out.
Open in Google MapsPetaluma splits roughly at Highway 101 and the river. The west side holds the historic core: downtown, the riverfront, and older streets where Victorian-era homes are common around McNear Park and the boulevard. The east side is mostly postwar and newer subdivisions, closer to the city's larger shopping centers. Both sides rent well, at similar rents for similar square footage.
Walkable blocks around the historic downtown and the Petaluma River turning basin. Older housing stock, which means character and also maintenance realities owners should price in.
Postwar neighborhoods and newer subdivisions east of 101, generally larger lots and floor plans, near schools and the city's main retail corridors along East Washington Street.
Two SMART rail stations, Petaluma Downtown and Petaluma North, on the line running from Windsor to the Larkspur ferry, plus Highway 101 straight to Marin and San Francisco.
