Downtown and Railroad Square offer walkability and the SMART line; the east side holds established neighborhoods like Bennett Valley, Rincon Valley, and the streets around Montgomery Village; Roseland and the southwest hold a mix of older bungalows and newer construction. Demand is anchored by the county's largest employers: county government, the medical centers, and Santa Rosa Junior College near downtown.
The rebuilt core: restaurants, offices, and the Santa Rosa Downtown SMART station. Apartments and smaller homes rent quickly here, particularly to residents who work in or near downtown.

As of our August 2026 review, Santa Rosa does not have a general tenant protection ordinance for standard rentals, so the state's rules on rent caps, just cause, deposits, and notices govern; the City does run its own housing-assistance programs, linked in our local law directory.
